1. Holes and Cracks

Regardless of the type of roofing materials on your building, cracks and holes can occur under the right circumstances. A small hole or crack may not seem like a serious issue; however, regardless of the size, it will allow moisture in. This ends up causing rot and essentially destroying the structure of your building.

2. Warping or Low Spots

Anywhere your roof is warped or has a low spot is a great place for water to pool. Flat roofs are “flat,” but they do have a slight slope that allows for water runoff. If pooling begins due to warping or another type of low spot, it’s going to damage the roofing material. If it’s next to something, such as the HVAC unit or skylights, the water is eventually going to start seeping down into your building.

3. Mold and Mildew

Even if there aren’t any visible cracks or holes on the exterior of your roof, mold and mildew inside the building is often an indication that you have a problem with water. If you have water infiltrating your roof somewhere, the mold and mildew that result are not just unsightly, but unhealthy as well.

4. Water Stains

If you haven’t suffered recent roof damage, you may assume a plumbing issue is responsible for the water stains on your ceiling. Unfortunately, water stains can appear as a result of roof damage without you even realizing there’s a problem. Stains can occur from a slow leak that has been growing over time. If you are noticing brownish marks on your ceiling, a roof leak is likely the culprit.
